Housing Costs in Ljubljana Surge, Raising Concerns About Affordability
Ljubljana, Slovenia – Construction costs have experienced a significant surge in recent years, impacting housing prices across the city. According to data provided by expert, Gurs, construction costs have risen by almost 50% since 2020, coinciding with the impact of the pandemic. Simultaneously, the cost of apartments has increased by almost 80%, while land suitable for building has risen by almost 60%.
The escalating costs are particularly evident in Ljubljana, where the prices of older apartments – dating back 20 years – have reached approximately 9,700 euros per square meter in certain areas. “Today, we can therefore talk about crazy prices for apartments that prevent the majority of the population from having a decent home, which is a constitutional right,” Gurs stated. He emphasized the critical need for sustained, long-term financial resources dedicated to the construction of public housing.
Following a period of decline, real estate transactions increased last year, a trend Gurs attributes primarily to a reduction in interest rates. The overall impact of these factors continues to be a significant concern regarding housing affordability within the city.
