The Slovenian Geodetic Administration’s figures for the initial six months of last year reveal a continued increase in property values, encompassing both existing and newly constructed residences. The average cost of a used apartment in Ljubljana experienced a notable jump, rising from 3980 euros per square meter in 2022 to 4890 euros during the subsequent year. This trend is mirrored along the coast, where the typical price for a used apartment now averages 4760 euros per square meter.

New construction has seen even more substantial price elevations. In Ljubljana, the majority of new apartments sold last year at prices ranging from 5500 to 7000 euros per square meter, while Koper witnessed prices between 4500 and 6000 euros for similar properties. Importantly, data concerning construction volume also highlights a key period.

The most significant building activity occurred between 1971 and 1990, during which a total of 435,495 apartments were constructed – representing approximately half of Slovenia’s total housing stock, as reported by the Statistical Office. This period saw a considerable surge in housing development. The data from the last year underscores the ongoing demand and rising costs within the Slovenian real estate market.
