Real Estate Market in Croatia Sees Continued Investment, Particularly in Belgrade

Croatia’s real estate market experienced a shift in 2024, marked by a decline in overall transaction volume compared to previous years, despite sustained price increases. Data from a recent real estate market review for 2024 and 2025 reveals a significant level of investment, particularly within the city of Belgrade. The highest single property transaction occurred in Belgrade, specifically within the Savski Venac municipality.

A property located “Belgrade on the water” received an allocation of 1.8 million euros. Furthermore, the most expensive house sold in the municipality reached 3.8 million euros, while a premium garage space was purchased for 66,000 euros also within Savski Venac. Looking ahead to 2025, Croatia is projected to see 20,293 sales of flats and apartments, totaling 3.45 billion euros.

The average value of a transaction is estimated at 170,014 euros, with a median price of 2,587 euros per square meter. These figures indicate a robust market, driven by continued demand for properties, especially in desirable locations like Belgrade. The report highlights the ongoing trend of rising prices within the Croatian real estate sector, measured in euros.
